HVAC CLEANING

What HVAC Cleaning Includes

Air duct cleaning focuses on the ductwork. The HVAC equipment that conditions and moves the air is separate, and dust and debris build up inside it too, on the coil fins, on the blades of the blower wheel and in the cabinet around them.

HVAC cleaning is priced separately based on the work required. Before we start, we explain what we found and give you the price for your approval.

  • Accessible evaporator coil
  • Blower wheel and housing
  • Air handler cabinet interior
  • Added to a duct cleaning or on its own
  • Priced on the work required
  • Before and after photos when applicable

Why Homeowners Choose Us for HVAC Cleaning

HVAC cleaning happens behind panels most people never open. We show you what we found, explain what we recommend and price it before we touch it.

The Parts a Duct Clean Leaves

Coils, blower wheels and cabinets are separate from the ductwork and need cleaning in their own right.

Priced on the Work

HVAC cleaning is priced on what the equipment actually needs, and agreed before we start.

Photos Behind the Panels

We photograph the components when applicable, so you can see the difference for yourself.

Recommended Only When Needed

If the equipment does not need cleaning, we will tell you rather than add it to the job.

Local Central Florida Company

We clean HVAC equipment across Hernando, Pasco, Citrus, Sumter, Marion and Hillsborough counties.

Pairs With Duct Cleaning

Cleaning the equipment and the ductwork on the same visit covers the whole path the air takes.

Homes and Businesses

We clean residential air handlers and commercial equipment, scoped to the system in front of us.

Clean Work Area

Closets, garages and utility rooms are protected while we work and cleaned afterwards.

INSIDE THE EQUIPMENT

What builds up inside HVAC equipment?

Fine dust that gets past the filter coats the blower wheel blades and packs between the fins of the evaporator coil. In a Florida summer the coil and the cabinet around it stay damp for months, which is why buildup there can also bring musty odors.

A loaded blower wheel moves less air, and a fouled coil restricts airflow across the surface that is supposed to be cooling it.

WHEN TO CLEAN

When Should HVAC Equipment Be Cleaned?

It depends on the condition of the equipment rather than a set interval. We check the accessible components when we are on site and tell you if they would benefit from cleaning.

Same Visit

With a duct cleaning

If the equipment is dirty, cleaning it alongside the ductwork avoids putting dust from the blower straight back into clean runs.

Sooner if: A visibly dusty blower wheel or coil when the panel is opened.

When You Notice

Musty odors

A smell in the first minute after the system starts often points to the cabinet and coil rather than the ductwork.

Sooner if: Odor that fades after the system has been running a while.

Book HVAC cleaning
After the Filter

Weak airflow

If every vent is weak and a new filter has not helped, the coil or blower wheel may be restricted.

Sooner if: The system running longer to reach the same setting.

OUR METHOD

How We Clean HVAC Equipment

We open the accessible panels, check the condition of the coil, blower and cabinet, and explain what we recommend before cleaning anything.

Each component is cleaned with methods suited to it, the debris is collected, and the panels are refitted and the system tested before we leave.

How the HVAC cleaning process works

1. Check the equipment

We open the accessible panels and look at the coil, blower wheel and cabinet.

2. Explain and price

You see what we found and get the price before any cleaning starts.

3. Protect the area

The closet, garage or utility space around the air handler is protected.

4. Clean the components

The accessible coil, blower wheel and cabinet interior are cleaned and the debris collected.

5. Refit and test

Panels are refitted and the system is run to check it is working normally.

6. Review with you

We show you the before and after photos when applicable and go over the work.

THE AIR HANDLER CABINET

The damp, dark part of a Florida system

The air handler cabinet sits downstream of the filter and stays damp through a humid Florida summer. Dust that settles there does not dry out, and no filter can keep the cabinet clean. That is why it needs cleaning directly when buildup appears.

  • Downstream of the filter
  • Damp through the cooling season
  • Cleaned directly, not by airflow

What to expect on the day

1

Access to the air handler

Clear the space around the air handler in the closet, garage or attic so we can open the panels.

2

System off while we work

The system is switched off while components are cleaned and back on for testing.

3

Price before work

We explain what the equipment needs and give you the price before cleaning starts.

4

Photos behind the panels

Before and after photos are taken when applicable, since you cannot see these parts yourself.

5

Tested before we leave

The system is run after cleaning so we can check it is operating normally.

6

Area cleaned up

The space around the air handler is cleaned and left as we found it.

Signs Your HVAC Equipment Needs Cleaning

Weaker airflow at every vent, even with a new filter
The system running longer to reach the same setting
A musty smell in the first minute after the system starts
Visible dust on the blower wheel when the panel is off
A coil that has never been cleaned
Staining or growth inside the air handler cabinet
Ducts cleaned recently but symptoms unchanged
Dust blowing from vents soon after the system starts

WHAT IT COSTS

How much does HVAC cleaning cost?

HVAC cleaning is priced separately from air duct cleaning, based on the work the equipment needs. A lightly dusty blower wheel is a different job from a heavily fouled coil in a tight closet.

We check the accessible components, explain what we found and give you the price before any cleaning starts.

For the ductwork itself, our standard air duct cleaning is $35 per vent with a $350 minimum, with one HVAC system connection included.

COMMERCIAL

HVAC cleaning for commercial buildings

Commercial air handlers serve more space and run longer hours, so their coils and blowers load faster. Commercial HVAC cleaning is scoped and priced on the equipment, and can be paired with commercial air duct cleaning.

We had our dryer vent cleaned by CAD Clean Air Duct Cleaning, and I’m honestly so glad we did. It hadn’t been cleaned in years, definitely not since we moved in a couple of years ago, so it was long overdue. The tech JJ showed up right on time, got to work quickly, and was super respectful of the space. He didn’t waste any time but still made sure to explain what he was doing and why it mattered. You could tell he knew his stuff. The dryer’s working noticeably better now! Clothes dry faster and the airflow is clearly improved. He also gave us a quote for whole-house duct cleaning while he was here, and based on how smooth and efficient this visit was, we’re already planning to book them again. Definitely recommend CAD Clean Air Duct Cleaning if you’re looking for honest, professional service that gets results at an affordable price. Can’t beat that!

We used Mold & Duct Cleaning Experts for mold testing before moving in. My husband had so many questions, David ended up staying way later than he probably should've of. It was much appreciated though because we ended up renting somewhere else. I feel like we dodged a bullet. Thanks David.

We've been using Clean Air Duct Cleaning for several years now and they continue to provide outstanding service every time. It's rare to find a company that consistently delivers such professionalism, reliability, and excellent customer care. A special thank you to Amy, who always makes scheduling easy and stress-free. She is friendly, organized, responsive and such a pleasure to work with. Her communication and attention to detail help make the entire process seamless from start to finish. We'd also like to recognize JJ, who performed our most recent service. He was punctual, friendly, professional and took the time to explain the work being performed. He answered any questions we had and it's clear he takes pride in doing the job right and ensuring customer satisfaction. Though we didn't personally communicate with Zarek, who was training under and assisting JJ, it was great to see the teamwork between them and both represented the company exceptionally well. The quality of the work, level of professionalism, and excellent customer service are why we continue to trust Clean Air Duct Cleaning year after year. We highly recommend them to anyone looking for a dependable company that truly values its customers. Thank you, Amy, JJ and Zarek for another great experience!

Updated, they are working to make it right. If a company is willing to stand behind their work they are ok in my book. I paid 450$ to this company to clean my air ducts expecting them to actually clean them. I have had some asthma issues and looked in our air ducts again and look what I found. They later called me to explain why it was there I am notadvocating for the lack of information initially however if they make it right I’m good.

I make an appointment to have my air duct cleaned today. J.J and Roy came and inspected my air ducts and explained and showed me that my air ducts where clean and that all the black that I seeing is due to sooot from the candle burning and that I didn't need that service. I was really shook and impressed for their honesty. Most of the companies are only looking for the money and for charging you, even if you don't need it. They were nice, professionals and gave me some advise for future care of my air conditioning unit. I will definitely will be recommending this company to my friends. It is one in a million you can found a company that is honest and give you good service. Thanks guys!!!

COMPLETE GUIDE

What Does HVAC Cleaning Involve?

HVAC cleaning focuses on the equipment that conditions and moves the air: the evaporator coil, the blower wheel and the air handler cabinet. It is separate from air duct cleaning, which focuses on the ductwork connected to the vents.

Weak airflow, a musty smell and longer run times can each have more than one cause, so it helps to know which part of the system is involved before you book anything.

Is HVAC Cleaning the Same as Duct Cleaning?

No. Duct cleaning covers the runs that carry the air; HVAC cleaning covers the coil, blower and cabinet that condition and move it.

Many systems benefit from both, and they can be done on the same visit.

Which Part Is Causing the Problem?

If every vent is weak, the restriction is usually central: the filter first, then the coil or the blower wheel. Change the filter before anything else.

One room that never matches the rest is more often a duct problem than an equipment one.

Why Does the Blower Wheel Matter?

Every bit of air in the home passes through it. Dust builds up on each blade and closes the gaps between them, so the wheel moves less air.

A wheel can look clean from the front and still be packed between the blades, which is why we photograph it.

Why Do Florida Air Handlers Smell Musty?

The coil and cabinet stay damp through the cooling season, and dust that settles there holds moisture and odor.

A smell in the first minute after the system starts, which then fades, usually points to the air handler rather than the ducts.

How Long Does HVAC Cleaning Take?

It depends on the components, how dirty they are and how easy the air handler is to reach.

When added to a duct cleaning it usually extends the same visit. We give you an idea of timing when we explain the price.

HVAC cleaning FAQ

01What does HVAC cleaning include?

The accessible evaporator coil, the blower wheel and housing, and the air handler cabinet interior. It is separate from air duct cleaning, which covers the ductwork.

02How much does HVAC cleaning cost?

It is priced on the work the equipment needs. We check the components, explain what we found and give you the price before cleaning.

03Can HVAC cleaning be done on the same day as duct cleaning?

Yes. Doing both on the same visit covers the whole path the air takes and avoids putting dust from the blower back into freshly cleaned ducts.

04Why does my AC smell musty when it starts?

A smell in the first minute that fades usually comes from the damp coil and cabinet rather than the ductwork. Cleaning the accessible components removes the buildup that holds the odor.

05Will cleaning the coil improve airflow?

If the coil or blower wheel is restricting airflow, cleaning them can help. We check the filter first, because it is the most common and cheapest cause to rule out.

06Do you photograph the equipment?

Yes, when applicable. These parts sit behind panels, so photos are the easiest way to see what was cleaned.
