COMMERCIAL DUCT CLEANING

What Commercial Air Duct Cleaning Includes

A commercial system is not simply a larger home system. Runs are longer, plenums are shared and several air handlers may serve one building, so dust travels further and settles where nobody looks.

We clean the accessible supply and return ductwork, plenums and registers using negative air equipment and agitation tools. The price depends on the size of the building, the number of systems and the scope of work.

Anything beyond the agreed scope is explained and priced before it is done.

  • Supply and return ductwork
  • Accessible plenums and trunk lines
  • Diffusers, registers and grilles
  • Negative air equipment throughout
  • Scheduled around business hours
  • Before and after photos when applicable

Why Businesses Choose Clean Air Duct Cleaning

Commercial work has to fit around the people using the building. We plan it with you, keep you informed and leave the space ready for business.

Scheduled Around You

Work can be done early, late, at weekends or phased floor by floor so the building keeps running.

Buildings of Every Size

From a single office suite to a multi-building community, the work is scoped to the systems in front of us.

Priced Before We Start

Commercial pricing depends on the building, the systems and the scope, and is agreed before any work begins.

Negative Air Equipment

Negative air equipment collects loosened debris so it is removed from the building, not moved around it.

Local Central Florida Company

We clean commercial systems across Hernando, Pasco, Citrus, Sumter, Marion and Hillsborough counties.

Photos for Your Records

We photograph the work when applicable, which is useful for facilities records and owners.

One Point of Contact

You speak with a member of our team who knows the job, from the first call to the finished work.

Spaces Left Ready

Work areas are protected during cleaning and cleaned before we leave.

COMMERCIAL SYSTEMS

What builds up in a commercial duct system?

Commercial buildings move more air, for more hours, through more ductwork than a home. Dust, fibers, kitchen residue and debris from ceiling spaces settle in plenums, trunks and branch runs, and on the diffusers around them.

Dust on diffusers and ceiling tiles, rooms on the same system that never feel the same and odors after the system starts are the signs building managers usually notice.

WHEN TO CLEAN

When Should a Commercial System Be Cleaned?

There is no single schedule for every building. It depends on how the space is used, how many hours the system runs and what goes on around it.

Visible buildup, renovation work and a change of tenant are the most common reasons to have a system looked at.

After Fit-Out

Renovation

Construction and fit-out work put fine dust through the return and into the ductwork. Clean once the work is finished and before the space reopens.

Sooner if: New walls, ceilings, flooring or demolition in the building.

Arrange a commercial visit
Before Move-In

New tenant

A change of occupant is the natural time to clean the system, before furniture and staff arrive.

Sooner if: No record of when the system was last cleaned.

When You See It

Visible buildup

Dust on diffusers and ceiling tiles around supply points, or debris inside accessible ductwork, is a clear reason to book.

Sooner if: Filters loading faster than their change schedule.

OUR METHOD

How We Clean Commercial Ductwork

We connect negative air equipment to the section of the system being cleaned and work through the accessible ductwork with air whips and agitation tools, so loosened debris is collected as it comes free.

Large systems are cleaned in sections, and the order is planned so occupied areas are disturbed as little as possible.

How a commercial duct cleaning works

1. Look at the building

We check the systems, the ductwork and the access before pricing the work.

2. Agree scope and schedule

The areas, the timing and any phasing are agreed with you before booking.

3. Protect the space

Work areas, furniture and equipment near the vents are protected.

4. Clean in sections

Negative air equipment is connected and the ductwork is cleaned section by section.

5. Clean diffusers and grilles

Diffusers, registers and grilles are cleaned before the system is closed up.

6. Review and hand back

We clean up, return the system to service and go over what we found.

PLANNED AROUND YOU

Cleaning without closing the building

Most commercial work can be done without closing. Offices can be cleaned early or late, restaurants between services, medical suites around clinic hours and larger buildings a floor or wing at a time.

  • Early morning, evening and weekend work
  • Phased floor by floor or wing by wing
  • Schedule agreed before we book

WHAT IT COSTS

How much does commercial air duct cleaning cost?

Commercial systems vary too much to price by the vent. The size of the building, the number of air handlers, the duct configuration, the access and the schedule all change the job.

We look at the building first and agree the scope and price with you before any work starts. Estimates for commercial work are free.

We had our dryer vent cleaned by CAD Clean Air Duct Cleaning, and I’m honestly so glad we did. It hadn’t been cleaned in years, definitely not since we moved in a couple of years ago, so it was long overdue. The tech JJ showed up right on time, got to work quickly, and was super respectful of the space. He didn’t waste any time but still made sure to explain what he was doing and why it mattered. You could tell he knew his stuff. The dryer’s working noticeably better now! Clothes dry faster and the airflow is clearly improved. He also gave us a quote for whole-house duct cleaning while he was here, and based on how smooth and efficient this visit was, we’re already planning to book them again. Definitely recommend CAD Clean Air Duct Cleaning if you’re looking for honest, professional service that gets results at an affordable price. Can’t beat that!

We used Mold & Duct Cleaning Experts for mold testing before moving in. My husband had so many questions, David ended up staying way later than he probably should've of. It was much appreciated though because we ended up renting somewhere else. I feel like we dodged a bullet. Thanks David.

We've been using Clean Air Duct Cleaning for several years now and they continue to provide outstanding service every time. It's rare to find a company that consistently delivers such professionalism, reliability, and excellent customer care. A special thank you to Amy, who always makes scheduling easy and stress-free. She is friendly, organized, responsive and such a pleasure to work with. Her communication and attention to detail help make the entire process seamless from start to finish. We'd also like to recognize JJ, who performed our most recent service. He was punctual, friendly, professional and took the time to explain the work being performed. He answered any questions we had and it's clear he takes pride in doing the job right and ensuring customer satisfaction. Though we didn't personally communicate with Zarek, who was training under and assisting JJ, it was great to see the teamwork between them and both represented the company exceptionally well. The quality of the work, level of professionalism, and excellent customer service are why we continue to trust Clean Air Duct Cleaning year after year. We highly recommend them to anyone looking for a dependable company that truly values its customers. Thank you, Amy, JJ and Zarek for another great experience!

Updated, they are working to make it right. If a company is willing to stand behind their work they are ok in my book. I paid 450$ to this company to clean my air ducts expecting them to actually clean them. I have had some asthma issues and looked in our air ducts again and look what I found. They later called me to explain why it was there I am notadvocating for the lack of information initially however if they make it right I’m good.

I make an appointment to have my air duct cleaned today. J.J and Roy came and inspected my air ducts and explained and showed me that my air ducts where clean and that all the black that I seeing is due to sooot from the candle burning and that I didn't need that service. I was really shook and impressed for their honesty. Most of the companies are only looking for the money and for charging you, even if you don't need it. They were nice, professionals and gave me some advise for future care of my air conditioning unit. I will definitely will be recommending this company to my friends. It is one in a million you can found a company that is honest and give you good service. Thanks guys!!!

FOR BUILDING MANAGERS

What Commercial Air Duct Cleaning Involves

Commercial duct cleaning removes accumulated dust and debris from the accessible ductwork, plenums and diffusers of a building HVAC system. The work is planned around the building, because the building usually has to keep running.

Do We Have to Close the Building?

Usually not. Work can be scheduled early, late, at weekends or phased by floor or wing.

We agree the timing with you before booking, so staff and customers know what to expect.

How Is Commercial Duct Cleaning Priced?

By the building rather than the vent: the number of systems, the duct configuration, the access and the schedule all affect the work.

We look at the building, agree the scope and give you the price before starting. Commercial estimates are free.

Is Dust Released Into the Building?

The section being cleaned is kept under negative air pressure, so loosened debris is drawn into the equipment rather than into occupied spaces.

Work areas are protected and cleaned before we leave.

What About the Air Handlers?

Coils, blower wheels and cabinets are separate components. Cleaning them is HVAC cleaning, scoped and priced separately.

If they would benefit from cleaning, we explain what we found and give you the price first.

Can You Work Across Several Sites?

Yes. We work across six Central Florida counties, so a portfolio of buildings can be handled by one contractor.

Each site is looked at and priced on its own systems.
